Joshua Flesher Hanson had already built extensively in Brighton and in Hyde Park Gate, when he arrived on the Ladbroke estate.
In 1823 he entered into an agreement with J W Ladbroke to develop the area between Ladbroke Grove and Ladbroke Terrace and be responsible for constructing houses along that part of Holland Park Avenue. He was already building houses in the nearby Camden Hill Square.
In 1823-4 Hanson built Nos. 8-22 (even) Holland Park Avenue. He then agreed to lease the rest of the land to Robert Cantwell, who undertook to fulfil the rest of Hanson's building agreement with Ladbroke.
