Richard Roy, the solicitor who owned this part of the estate, had a range of houses, which were to be Nos. 1-23 Ladbroke Gardens, designed by Thomas Allom. In 1852 Roy gave building leases of 1-11 to G Wilson and of Nos. 12-23 to James Emmins. There was a slump in the property market in Notting Hill at this point. Emmins went bankrupt and perhaps Wilson too, and so building did not actually commence until 1858 and it dragged on till 1866. It seems to have been carried out by different builders, initially W Parratt and John Falconer, and later by W Wheeler who completed the work.
On the south side, Nos. 34 and 35, which were the houses between Stanley Crescent and Ladbroke Grove, were built between 1858 to 61 by John Wicking Phillips, a Paddington builder.
